Program Manager Capital Projects

Grade Level Summary

Theater based experienced professional using best practices, specialized capital project management expertise and knowledge of internal or external business issues to improve products or service

Works independently, but receives some guidance and direction from manager then determines best approach to accomplish work

Solves complex problems and takes a broad perspective to identify innovative solutions

Ability to articulate theatre-based delivery issues and work with the Global Service Owner to develop globally aligned solutions

Helps drive process and manage program in theater

Solves complex problems and is able to identify viable and often innovative options, and uses analytical skills and judgment to recommend an appropriate solution

Level and Nature of Interactions

Collaborates daily with theater-based peers, global service owner and service provider leadership team within services owned

Typically interacts with high-level Individual Contributors, Managers, and interfaces with internal leadership more regularly

Serves as a key CPM program member and may lead some projects requiring cross-team collaboration and engagement with service providers

Business Impact

Decisions impact the quality, efficiency and effectiveness of the CPM services and related offerings; contributions may result in business or process improvements

Representative Responsibilities

Manager of the theater CPM service partners to successfully plan, design, deliver and occupancy manage capital projects

Documents the project brief for capital projects and ensures client approval Develops the project execution plan, and manages change control (approval) Provides intelligence to the project initiation form

Ensures the project complies with Ciscos Construction Health & Safety Guidelines

Responsible for GO-NO-GO decisions; occupancy management; project close-out and publication of lessons learnt
Responsible for the successful planning, brief development and budgeting of a portfolio of capital projects determined by the manager
Responsible for service delivery management in theater and provides escalation leadership through the establishment of governance structures

Interacts extensively with the Workplace Resources global owner, theater leadership and service providers, to obtain comprehensive view of the service they own

Participates in and may begin to lead projects related to the Service(s) they own identifying process improvements

Has strong command of Service Delivery Management concepts with the ability to explain these concepts effectively to management or cross-functional teams

Directly impacts theatre deliverables of quality, cost, speed, consistency, resiliency, sustainability and ultimate client experience

Accountable for maintaining certifications and standards such as LEED, Wellness EPA stds etc

Good Knowledge around BHIM,VR &AI based design frameworks

Single point of responsibility and escalation for the project life cycle from inception through design, business case development, delivery and handover

Theatre Champion for the consistent design and delivery of capital projects (in excess of $100K)

Strategically focused to manage and align theatre capital programs to meet global objectives

Active participant in the development of theatre aligned delivery processes and partner strategies

Capital alignment with IT

Develop quarterly Theatre Delivery Plan to identify requirements for capital projects, including appropriate level of due diligence, due diligence funding requirements, partner resourcing and participation required from CRE, site operations and Global Service Owner

Accountable for due diligence for capital projects managed by the service partners, and for ensuring that cross functional (risk management, IT, Capital project management etc) are included in due diligence and cost estimates

Accountable for the execution of capital projects managed by service partners from project execution plan development through completion and handover to operations

Validates project requirements with clients where required

Accountable for compliance to global offerings guidelines and standards

Approver of CPM Project Execution Plans

Develops Theatre construction health & safety guidelines

Owner of theatre-wide project reporting

Theatre representative in the identification and tracking of relevant project and partner metrics

Develops theatre-based partner training programs as required to support the theater CPM program

Works with partners to streamline theatre delivery process in alignment with the global policies

Undertake CPM activities for large complex projects when resourcing of above activities allows

Completes analysis activities, including benchmarking and assessment of partner performance, market transitions and Cisco business needs, to support changes to partner strategy

Contributes to business case analysis for service partner strategies

Ensures partner performance within CPM functional discipline through ongoing development of partner performance criteria, analysis and audits of partner performance, participation in partner quarterly business review program and maintaining the partner relationship

Contract administrator of partner agreements, including adjustment of partner scope of work or service levels where appropriate, and maintenance of contract terms and conditions

Participates in analysis of partner proposals and vendor selection (RFP process)

Completes activities required to support transitions of strategic partners

Participates in the development of partner sourcing strategies

Knowledge & Skills

Requires deep understanding of the processes, procedures and systems used to accomplish CPM Service Delivery Management and recognition of downstream impact on other disciplines

Proficient with technology, tools and processes that support service delivery; begins to play a part in promoting/developing improvements to functional tools and processes

Deep knowledge of project/program management methodologies

Deep understanding of real estate industry practices, evolution and application to service delivery processes

Analytical Analyzes multiple sources of complex information and evaluates several alternative solutions to before confirming path forward; service and support/solution skills

Soft Explains complicated information and effectively lays out pros and cons of alternatives to consider; strongly-developed ability to communicate and drive improvement across cross-functional teams to improve operations metrics and customer satisfaction; strong service level management and operations management skills

Deep understanding of key CPM Service Delivery concepts with the ability to explain this effectively to management or cross functional teams and provide training

Strong understanding of Ciscos business objectives and the respective impact on internal processes and deliverables

Detailed theatre knowledge of the design and construction process for workspace and technical spaces

Proactive contributor to the development of an aligned global delivery process

Education & Certifications

Bachelors, plus 12 years of capital project and program management experience

Active Member of a Professional Institution (CoreNet, AIA, RIBA, RICS, ASCE, MICE etc)
